Position Overview
Ultimate Staffing is actively seeking an experienced Property Manager to join their client's dynamic team in Fort Myers, Florida. The position is part of the Commercial Property Management Team, focusing on the Southwest Florida market, including Charlotte, Lee, and Collier Counties. The Property Manager will serve as the face of the firm, ensuring smooth daily operations and high tenant satisfaction in the commercial real estate sector.
Responsibilities
Operational Duties:
- Provide excellent tenant service, respond to tenant requests, and generate work orders for vendors or maintenance staff.
- Coordinate with vendors to ensure 24-hour emergency property coverage and maintain strong local vendor relationships.
- Conduct periodic property inspections to ensure lease compliance and superior maintenance.
- Maintain and update property and lease files, and ensure compliance with company policy.
- Administer tenant occupancy, including new tenant introductions and emergency contact information.
- Become proficient with Yardi software, coordinate entry of property information, and establish maintenance and vendor reporting protocols.
- Monitor critical dates, manage contractor coordination for renovations, and obtain estimates for property repairs.
- Generate and track work orders, approvals, and signage production.
Administrative Duties:
- Assist in establishing the Standard Operating Procedures Manual.
- Help produce departmental reports such as business plans, financial statements, and RFPs.
- Perform filing, manage mileage and expense reports, and handle copying/scanning tasks.
Financial Duties:
- Prepare accurate monthly and annual financial reports, including variance reporting and inspection reports.
- Sort, code, and ensure compliance of property-related invoices with contracts.
- Verify invoice amounts against approved work orders and assist accounting with property-related queries.
- Manage utility bill-backs, process default letters, assist with collections, and investigate cost reduction opportunities.
- Prepare and monitor annual property and capital expenditure budgets.
Qualifications
- 3-5 years of property management experience, with a preference for commercial real estate.
- Intermediate proficiency in Microsoft Word and Excel is required.
- Ability to spend a portion of time in the field, ensuring property improvements and services are upheld, and remain on-call for emergency responses.
Required Work Hours
Monday - Friday, standard business hours, with additional on-call responsibilities as needed.
Benefits
Competitive salary range from $55,000 to 65,000 per year. This position offers the opportunity to grow within a supervisory role.
